Ferrocement Ketch for Renovation for Sale

Regarding the boat:
She is Robert Tucker both design and built.
There was some changes done comparing to the original project: new wheel house, new engine.
The engine is Chinese - TD Power Marine - not much run (around 20h), but also not brand new. Works ok.
I planned the boat to move to Canary Islands, therefore due to lack of time I was doing just most urgent repairs, and sometimes temporary job, therefore still much work to be done and some money spent. Especially interior - a lot was destroyed due need access to hull.
Going from bow to aft:
- Fore cabin with one bunk - still original - I planned to renew the compartment. Weak point the port hole.
- Fore toilet with sink on stb side - works ok.
- opposite on PS there is dish washer - old but ok. one cabinet - ok. and some furniture there removed/damaged due to repair of hull. There is also refrigerator - 220V working fine
- Then there is central room: galley, etc. Gas stove in galley ok. Sink, water. the PS of the space, the hull was repaired therefore no any furniture yet. Also ceiling need renewal. Than we have entry to engine room with batteries, fuel tank, water boiler - it works but rather temporary location - need to be moed, reinstalled .
- on PS there is a passage to aft cabin - there was washing machine before. needed to remove all furniture due to repair of hull. I planned there one bunk alternatively workshop.
-aft cabin is huge. generally for refreshing, ceiling for change.
- There was another bath room on stb, with entrance from the cabin. I removed all the equipment there and planned to re-install completely new bathroom.
- Then there is kind of bosun store with access both from cabin and deck.
The Hull:
I would say under water line it's not bad. Some spots of rust coming out after some time. There was some repair done before, but I don't know the story.
Above water line it looks worse. The previous owner put the fiber glass on part of that. I discovered some weak points, removed it, and repaired it with cement, still bars, steel, and plastic net. Unfortunately didn't have time to complete the work, so it looks not nice - need some polishing, gelcoat etc. but definitively it is sturdy. As I said I planned just to make her ready to sail to Canary, and make complete renovation there.
There is some other spots on the hull that need attention: aft - I put a plaster from inside, but need also to be done from outside, and perhaps forward there coud be some weak spots.
On Deck - there is some cracks on deck-side area, probably due to conversion - the hull doesn't work as before.
The mast look ok as for their age. Sails: Fore sails generally poor condition. Mail sail ok. Mizzen - poor, but I bought some used sails (spinnaker, fore jib, and mizzen) - they just need to be installed.
There is:
- VHF - works ok
- echo sounder - ok
- autopilot - ok
- other equipment disconnected: RADAR,
I don't want to offer a pig in the poke, therefore frankly say what her condition is. I assume few months hard work and she could be nice bat again. Definitively there is potential. Might be comfortable house boat, or cruiser.
I was sailing on her September 2015 - she is doing fine on water. Since that time she is in the yard in Mazagon.
Don't hesitate if have any questions. Just consider my limited access to internet.
I work 2/2 month abroad threfore possibility to visit limited to 8 weeks while I`m home (next time May-June 2017)
